These Terms and Conditions (“Terms”) apply to your use of fastlanerealestate.com (the “Site”) and to any text messages, emails, or calls you agree to receive from Fast Lane Real Estate (“Fast Lane,” “we,” “us”). By using the Site or submitting a form on it, you agree to these Terms. If you do not agree, please do not use the Site.
1. What we do
Fast Lane Real Estate buys houses directly from homeowners in the St. Louis and St. Charles areas of Missouri. Requesting an offer on the Site is free and does not obligate you to sell your property, and it does not obligate us to buy it. Any purchase happens only under a written purchase agreement signed by both parties.
2. Offers and estimates
Any figure you see on the Site, including results from our instant cash offer calculator, is an estimate based on the information you provide. It is not a binding offer. A final offer depends on a review of the property, its condition, title, and other factors, and is only made in writing.
3. Licensed agents
Lane Forhetz and Brian Beldner are a licensed salesperson and broker in the state of Missouri. When we buy your property, we are acting as buyers on our own behalf. No representation is being made in any transaction, and we are not acting as your real estate agent. You are welcome to have your own agent, attorney, or other advisor review any agreement.
4. Not legal, tax, or financial advice
Articles, FAQs, and other information on the Site are general information only. They are not legal, tax, financial, foreclosure, probate, or real estate advice. Your situation may be different. Please talk with a qualified professional before making decisions about your property.
5. Text message (SMS) program
Program description: When you submit a form on the Site and check the consent box, you agree to receive text messages from Fast Lane Real Estate about your property inquiry, your offer, appointments, and related follow-up.
Message frequency varies. Message and data rates may apply. Consent to receive text messages is not a condition of selling your property or of receiving an offer.
To stop messages, reply STOP to any message. You will receive one confirmation message, and then no further messages unless you opt in again. For help, reply HELP or call us at (314) 310-8338.
Wireless carriers are not liable for delayed or undelivered messages. We do not sell or share your mobile number or text message consent with third parties for their marketing purposes. See our Privacy Policy for how we handle your information.
6. Your information
You agree that the information you submit is accurate and that you are the owner of the property or are authorized to act for the owner. How we collect and use your information is described in our Privacy Policy.
7. Use of the Site
You agree not to misuse the Site, including submitting false information, attempting to interfere with its operation, or copying its content for commercial use without our permission. All content on the Site belongs to Fast Lane Real Estate or its licensors.
8. Third-party links
The Site may link to other websites, such as review sites and government resources. We are not responsible for their content or practices.
9. No warranty and limitation of liability
The Site is provided “as is.” We work to keep information accurate and current but do not guarantee that it is complete or error free. To the extent allowed by law, Fast Lane Real Estate is not liable for any indirect or consequential damages arising from your use of the Site.
10. Governing law
These Terms are governed by the laws of the State of Missouri.

We may update these Terms from time to time. The date at the top of this page shows when they were last changed.
